Stage Your Home For A Quick Sell

October 10, 2010 – In the real estate world, it is a buyers market.  Due to changes in the economy, there are more homes for sale than there are buyers.  This makes staging of your home for a quick sale even more important.  Nashville real estate that is prepared correctly will sell much sooner than property that simply has a “For Sale” sign stuck in the front yard.

Start by driving by your home without turning into the driveway.  Try to look at the home like a potential buyer.  Does the house have curb appeal?  While the kid’s toys out front and the sagging screen door may say home to you, they will not appeal to the potential buyer.  Get the toys put away and make any minor repairs that you have been putting off.  Otherwise, potential buyers may simply drive on to the next house for sale.  While you are at it, make sure that the lawn is manicured, flowerbeds are weeded and your home looks like it is in top shape from the outside.

Inside the home, make sure that everything is prepared for visitors.  The garbage needs to be taken out and everything picked up off the floor.  Remember that potential buyers will be looking in the closets, so you might want to rent a storage unit for all those extras that normally are just tossed into the closet.  While you are putting things into storage, consider taking down family photographs and other decorator items that might make it difficult for the potential buyers to see the home as anything but potentially theirs.

If at all possible you should take these steps before the house is ever listed for sale.  Many potential buyers will want to see the house as soon as it comes on the market, so if there are things that turn them off at your home on the first look, you may never get them to take a second look after you have a chance to get everything in order.
